The Construction Management Contracting Method

Upon selection as Construction Manager, CCI will work with the client and their design team to:

Assign a project manager to work with the architect during the design development phase of the project, offering continuous estimating services to assure the project is completed around funds available.

Assist with design recommendations, including review of proposed construction materials, building and structural systems.

Work with the design team and the client to obtain all documents required for state and local approvals (Planning Board, Building Department, Fire Department, etc.)

Competitively bid all trades, according to the construction sequence, with pre-qualified subcontractors and suppliers as plans are developed.

Present cost savings options, as required, for the review and approval of the construction team, thereby reducing the project cost without sacrificing quality.

Establish and maintain a construction schedule for the project, coordinating all construction and design activities so that work can be completed in a timely fashion.

Prepare and monitor a detailed line-item budget for the project, drafting all subcontract agreements using AIA Document A401 and in-house purchase orders.

Provide detailed job cost data and bi-weekly cost plus billing details to the owner, administrating all subcontract change orders as required.

Take full responsibility for job site safety inspections and subcontractor compliance.

Administrate all phases of the work during the project; reporting on budget, schedule and quality control concerns at the weekly job meetings.  Detailed project meeting notes documenting all required project activities will be published on a weekly basis.

Provide as-built documents along with all operation and maintenance manuals when the project is complete, so that the facility can be maintained after the standard one year warranty period following substantial completion.
