The Construction Management Contracting Method

Construction Management is the contracting method utilized by clients who want the benefits of having a contractor on-board during the entire planning and design phase of the project.  This method is very similar to the Design/Build Contracting method except that the design professionals work for the owner instead of CCI.

Upon selection as Construction Manager, CCI will work with the client and their design team to:

Assign a project manager to work with the architect during the design development phase of the project, offering continuous estimating services to assure the project is completed around funds available.

Assist with design recommendations, including review of proposed construction materials, building and structural systems.

Work with the design team and the client to obtain all documents required for state and local approvals (Planning Board, Building Department, Fire Department, etc.).

Competitively bid all trades, according to the construction sequence, with pre-qualified subcontractors and suppliers as plans are developed.

Present cost savings options, as required, for the review and approval of the construction team, thereby reducing the project cost without sacrificing quality.

Establish and maintain a construction schedule for the project, coordinating all construction and design activities so that work can be completed in a timely fashion.

Prepare and monitor a detailed line-item budget for the project, drafting all subcontract agreements using AIA Document A401 and in-house purchase orders.

Provide detailed job cost data and bi-weekly cost plus billing details to the owner, administrating all subcontract change orders as required.

Take full responsibility for job site safety inspections and subcontractor compliance.

Administrate all phases of the work during the project; reporting on budget, schedule and quality control concerns at the weekly job meetings.  Detailed project meeting notes documenting all required project activities will be published on a weekly basis.

Provide as-built documents along with all operation and maintenance manuals when the project is complete, so that the facility can be maintained after the standard one year warranty period following substantial completion.

The Design/Build Contracting Method

Clients who want a single source responsible for all their construction needs utilize CCI’s Design/Build delivery system.  In lieu of working with an architectural firm, a group of engineers and a contractor, the client chooses CCI to manage the entire process from design to occupancy.

Upon selection as Design/Build Contractor, CCI will work with the client and our architect:

Develop the best possible design solution to the program, while working within the established budget.

Assign a project manager and superintendent who will jointly be responsible for all project administration duties.

Bring other construction team members into the Design/Build process, such as civil and structural engineers, as required.              

Negotiate key trades, such as mechanical, sprinkler, and electrical systems, up front.

Competitively bid trades with pre-qualified subcontractors and suppliers.

Work together with a common focus to provide the client with a durable, functional facility built around the submitted lump sum proposal.

Review in detail the proposed scope of work with the client to assure that the assumed scope of work meets the client’s expectations and needs.

Construct the project using traditional contracting methods in the shortest time possible, following the finalization of the scope of work and negotiated lump sum figure.

Deliver the project to the client at a minimum cost by “fast tracking” the construction sequence around the design process.

Manage all aspects of the work, including project administration, schedule reporting and quality control during construction.
